Service Overview

Flat roof leaks, traced and sealed properly.

Flat roofs fail at the details — seams, upstands, outlets and flashings. Find the real weak point and the leak stops. Slap mastic over the wet patch and it's back within weeks.

B & S Roof Repairs repairs all types of flat roof across Gloucestershire — traditional felt, EPDM rubber and GRP fibreglass — on garages, extensions, dormers, porches and bay roofs.

We track down where the water is actually getting in, which is rarely directly above the damp patch inside. Then we make a lasting repair to the seam, upstand, flashing or outlet that's failed.

Where a flat roof is genuinely beyond economic repair we'll tell you honestly and quote for a replacement instead — but a great many flat roofs just need the right repair, not ripping off.

What Happens If You Wait

Why flat roof leaks spread faster than you'd think.

A flat roof holds water rather than shedding it, so even a small defect lets a lot of water in over time.

Soaked roof deck

Water sits on a flat roof and soaks into the timber deck below, rotting it and making the eventual repair far bigger.

Ruined ceilings below

Garages, extensions and dormers are living and storage space — a flat roof leak quickly ruins ceilings, insulation and whatever's stored beneath.

Ponding makes it worse

Standing water from poor falls or sagging accelerates the breakdown of felt and seams, turning a minor fault into a failure.

Why It's Worth Doing Properly

The benefits you'll actually notice — and the ones that pay for themselves.

Watertight fast

Most flat roof repairs are completed in a single visit, with urgent leaks prioritised the same day where possible.

Right material, right fix

Felt, EPDM or GRP — we repair with the correct system for your roof, not a one-size patch.

Cause, not symptom

We trace the true leak point so the repair holds, instead of chasing the damp patch inside.

Saves a full replacement

Many flat roofs just need the failed detail fixed — a fraction of the cost of ripping it off.

Honest assessment

If it's beyond economic repair we'll say so and quote a replacement instead — no upselling.

Fully insured

Safe access and full public liability cover on every job.

The Detail

How we repair each type of flat roof.

Felt, rubber and fibreglass each fail differently and need different repairs. Here's our approach.

Felt flat roofs

Older built-up felt roofs split at the seams, blister and tear around upstands. We cut out the failed area, dry the deck, and bond in new layers properly lapped and sealed — or torch-on where appropriate — so the repair integrates with the existing covering.

EPDM rubber

Rubber roofs usually leak at seams, corners and outlets rather than across the field. We clean and re-bond the affected detail with the correct primers and tapes so the repair is as durable as the original membrane.

GRP fibreglass

Fibreglass cracks at stress points, trims and where it's been walked on. We grind back, re-laminate with matched resin and matting, and re-coat with a fresh topcoat so the repair is seamless and watertight.

Outlets, upstands and flashings

Most flat roof leaks are at the edges, not the middle. We renew failed upstand flashings, clear and reseat outlets, and re-detail abutments so water drains away as it should.
